We have both in-house maintenance teams and outside vendors that we not only hold highly accountable for their quality of work, but also for their fees so we can keep repair costs down for our owners.
Strong and successful marketing campaign, thorough and clear tenant criteria for screening, full screening of credit, rent criminal and eviction history, and verification of employment.
We inspect every unit twice a year, or every six months. We'll generate an report complete with photos and provide that to the owner, along with any recommendations we think would be wise.
We provide online payment services at no charge to tenants or the owner, as well as pay slips tenants can use to make payments at local stores when necessary. This system has proven very successful.
We do drive-by's of properties to keep an eye on the exteriors, and if we find anything that is out of the scope of the lease we give a one-time warning and then serve notices on the tenant as required.

Our Systems and Processes
We use a software system that allows both tenants and owners to access their own private portal at any time. Owners can pull statements and invoices 24/7, and tenants can make payments, enter work orders, and email and text our staff with questions. Our accounting is done within this software and provides a seamless transfer of information to our clients. Additionally, each month our owners are emailed an Owner Statement for ease of review. Our systems, software and processes allow us to provide information to clients and for access to us, all the time - no matter the hour!
